Solar power is becoming more and more common on residential homes and you may see them around but don’t think too much about them. However if you are looking to purchase a house and it has solar panels on it already, it is good to understand the pros and cons of having them.
So why do people buy solar panels in the first place? There are two main reasons for why someone would want solar, either to save on the monthly electric bill or because they simply want to use more green energy. Solar panels are expensive to produce so most people make payments on their system. The general sales pitch behind solar panels is that monthly payment on the panels would be cheaper than your electric bill without panels.
Cons
As a home inspector, what would I be concerned about when it comes to solar panels on a home? The first thing I would consider, is the additional cost roofing companies will charge to replace your roof when that time comes. Roofers must remove the panels before they can replace the shingles under those panels and that is a pricey addition to an already pricey project in replacing the roof. Another common deficiency is roof leaks caused by where the panels connect to the roof. With the dozens of penetrations on the roof, it only takes one being poorly sealed to result in a leak that can cause a lot of damage.
Pros
Solar panels are very low maintenance and can save you money on you electric bill. Another thing you should consider is that the longer you have panels, the monthly payment doesn’t change however electricity prices will almost definitely increase so the amount they save you will increase over time.
